1180 Peachtree elegantly defines the skyline and marks the epicenter of Atlanta’s prominent Midtown submarket. 1180 Peachtree is 41 stories and 670 thousand rentable square feet of Class A office space. The 119-foot tall lighted veil at the top of the building projects instant recognition of its distinctive design. 1180 Peachtree was designed and built with an environmental conscience and achieved designation as the first pre-certified Silver LEED-CS high-rise office tower in the world. Soon thereafter, 1180 Peachtree became the second high-rise office tower in the world to achieve Gold LEED-CS certification. Significant green and sustainable features of the building include: The collection of up to 25 percent of storm water run-off and of all cooling tower condensation into an underground storage tank for irrigation use; reduction of “heat islands” that impact human and wildlife habitat by placing parking spaces underground or enclosed within the building structure, and by covering 76 percent of the roof areas with either vegetated or high albedo materials; encouragement of alternative transportation with conveniently located bicycle racks and shower/changing facilities; fueling stations for electric vehicles; Flexcar availability; corner bus stops; and proximity to the Arts Center MARTA station; and use of green cleaning products and a comprehensive single-stream tenant recycling program that has resulted in the reduction of trash hauling tonnage by 68 percent. Building systems include state-of-the-art HVAC equipment, energy-efficient lighting fixtures and outside air controls, low-flow plumbing fixtures and clean power to all tenant outlets. These high-performance features contributed to the building’s outstanding Energy Star certification rating of 92 percent during the year this award was given. Tenants enjoy natural light through their 10-foot floor-to-ceiling glass and up-to-40-foot glass walls in the lobbies. The public spaces, plazas and gardens that comprise more than 1 acre, along with the lobby’s tranquil reflection pools, black river rocks and 25-foot-tall bamboo groves, provide a unique gathering place and respite. 1180 Peachtree continues to demonstrate leadership in the preservation and enhancement of the environment through its comprehensive incorporation of sustainable and green processes.
