Originally built LEED Silver Certified Core and Shell, Stonebridge III earned LEED EB Platinum in 2013. The building received an ENERGY STAR score of 95 and is also a BOMA 360 Certified Building. The anchor tenant at the property earned both LEED Silver and LEED Gold for commercial interiors during their first two construction phases.

Stonebridge III has written policies in its operational sustainability program that cover energy conservation, solid-waste management, sustainable purchasing, water conservation, green cleaning and indoor air quality. Tenant above-standard usage of energy is tracked and shared with the tenant.

Irrigation on the property is provided by a storm water detention lake that demonstrates a 58 percent reduction in water usage over the area standard. Stonebridge III was built with a demand ventilation system with CO2 monitoring to ensure that the right amount of outside air is delivered into the building.

The property also scored a 1.23 in its Custodial Effectiveness Assessment during the 2013 LEED Certification process. The score must be lower than 3 to qualify, and lower than 2 to be marked for exemplary performance. All management staff at the property is LEED accredited or has attended formal LEED training in pursuit of accreditation.

In 2013, Stonebridge III’s total diversion rate of waste from landfills was nearly 66 percent coming to more than 266 tons of recycled items and approximately 137 tons of waste disposed.
